ANALYSIS ON THE SPATIAL STRUCTURE OF COMMERCIAL LAND PRICE IN SMALL TOWN BASED ON THE BEST INTERPOLATION FUNCTION——A Case Study on Lantian County Xi'an City

Abstract  The commercial land price is based on the investigation of land transaction price data in Lantian County Xi'an city. Among 420 samples, 395 useful samples are selected to build the land price model. Among 8 Kriging interpolation functions, the exponential semi-variogram function is the best to build the commercial land price model. Then the spatial structure of LanTian's commercial land price is analyzed. The result reveals that the spatial structure of the variation of commercial land price is a concentric structure, that is to say, the price in the center area is higher than the one in other places and decreases along the road from the center. The highest commercial land price is in XianMen street, the North street, the north part of South street, whose land price per square meter is from 320 to 426 Yuan; The second is the south part of South street, LanXin street, XiangYang street and Yushan road, whose land price per square meter is from 240 to 320 Yuan; The third is the area surrounding the second area, whose land price per square meter is from 150 to 240 Yuan; The fourth is the outer area of the city, whose land price is below 150 Yuan. The factors influencing the commercial land price are also studied in the paper. The eight factors are shop density in the street, business operation areas, density of bank and insurance company, utility type of the road, number of the school, the hospital, the cultural and entertainment and agricultural product market located on the road. The result shows that three factors mainly affecting business land price are the density of shops on the two sides of the road, utility type of the road, number of the cultural and entertainment. The agglomeration scale and traffic location play the most important role in the determination of the commercial land price.
